Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on, Tuesday, July 18, 2006 at 7:30 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

Application of Robert and Diane Levenson to construct a 37 by 34 irregularly shaped one story addition consisting of a one car garage, office, family room and kitchen, a 33 by 22 second story addition over the existing structure consisting of two bedrooms, a storage room, closets and a bathroom and a 25 by 9 one story addition on the property at 29 Crest Drive, Block 14, Lot 1, in the R-2 Zone which violate the minimum required lot area of 25,000 square feet where 11,967.5 square feet is existing; the minimum required front yard setback of 50 feet where 26 feet is existing; and the maximum allowable lot coverage is 18% where 15% is existing and 22% is proposed. The following items are those required by the Borough Engineer and if remaining open at the time of application would be required as conditions of any approval granted: A copy of the outbound and topographic survey must be provided; Reference for outbound survey and topo must be provided on plan. Topographic datum used shall be referenced; Please provide delta for curve.
Application of Anthony Romano and Judy Varanelli to construct a 31 by 28, 24.5 high, detached garage and approximately 460 square feet of proposed pavement on the property at 57 Kings Road, Block 41, Lot 6, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 20,085 square feet is existing; the minimum required rear yard setback for an accessory structure in excess of 700 square feet of 50 feet where 15 feet is proposed; the maximum allowable lot coverage is 18% where 17.6% is existing and 24.6% is proposed; and accessory buildings may occupy not more than 25% of the rear or side yard area provided that such buildings shall not exceed 16 feet in height where 246 is proposed.
6. New Business:
Application of Andrew and Elizabeth Lloyd to construct a 20 by 35 2nd story master bedroom suite addition with 2nd story deck on the property at 525 Little Silver Point Road, Block 62, Lot 14, in the R-1 Zone which violates the minimum required side yard setback for a principal building 32 feet in height of 41 feet on each side where 62.3 feet and 15.3 feet is existing; the minimum side yard setback for an accessory structure 25.5 feet in height and 974 square feet in size which contains living space of 34.5 feet on each side where 97 feet and 15.9 feet is existing; Accessory structures shall be located in other than a front yard where an accessory structure 25.5 feet in height and 974 square feet in size which contains living space is located within the front yard.
Interpretation, Coastal Wetlands and Variance Application of Paul and Kathleen Napoli for a permit to place approximately 100 to 150 cubic yards of fill 6 to 12 inches in depth on the property at 740 Little Silver Point Road, Block 63, Lots 6 & 7, in the R-1 Zone where no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where fill is proposed below the six foot contour. A Coastal Wetlands Application is required. A CAFRA and/or Freshwater Wetlands (DEP) Permit is required
Application of A&P, 507 Prospect Avenue, Block 40, Lot 36 to amend approval granted by the Planning Board on January 15, 1991 by removing a condition of approval contained in the Resolution.
Application of Nick and Jackie West to construct a 23 by 15 irregularly shaped one story addition consisting of a breakfast room and porch on the property at 400 Rumson Road , Block 44.01, Lot 2, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 45,432.5 square feet is existing, the minimum required rear yard setback for an accessory building 96 square feet in size of 8 feet where 2.9 feet is existing. (Relocation to conform is proposed); the minimum required side yard setback for a principal building 33 feet in height of 42 feet on each side where 40 feet and 30 feet is existing; and an outdoor swimming pool shall be located not less than 25 feet from the side or rear of the residence where 34 feet is existing and 19 feet is proposed after the construction of the addition.
Application of Peter Nagle to demolish an existing shed and detached garage and construct a 26 by 30 detached garage, 2710 ½ high, a 30 by 20 paver patio and reconfigure the driveway on the property at 57 Willow Drive, Block 50, Lots 7, 8, 9 and 10 , in the R-3 Zone which violates the minimum required improved road frontage for a corner lot of 150 feet facing both streets where 262.85 feet (Willow Drive) and 109.83 feet (Brook Avenue) is existing; and accessory buildings may occupy not more than 25% of the rear or side yard area provided that such buildings shall not exceed 16 feet in height where 2710 ½ is proposed. *Revised Grading Plan was denied by the Borough Engineer for the following reason: Based on proposed grades, water will pond at western corner of proposed garage.
Application of Brian and Tara Moran to construct a 5 by 11 one story foyer addition, an 11 by 4.5 front porch addition, a 24 by 13 two story addition consisting of a family room and kitchen expansion on the first floor and master bedroom and bath on the second floor and a 7 by 13 second story bedroom addition on the property at 40 Tabor Street, Block 24, Lot 9, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 8,750 square feet is existing; the minimum required improved road frontage of 100 feet where 50 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 18.3 feet and 3.6 feet is existing; the minimum required side yard setback for an accessory structure 288 square feet in size of 15 feet on each side where 0.4 feet and 37 feet is existing; and the maximum allowable lot coverage of 18% where 20% is existing and 21% is proposed.
