Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on Tuesday, February 7, 2006 at 7:30 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

Application of David McMullin to demolish the existing deck and construct a 20’ by 47’ irregularly shaped one story addition and a 16.5’ by 59.5 irregularly shaped deck with 7’ by 17’ trellis on  the  property  at 5 Carriage House Lane, Block 83, Lot 3.01, in the R-2 Zone which violates the minimum required side yard setback for a principal structure of 15 feet on each side where 14.2 feet and 15 feet is existing and the minimum required side yard setback for an accessory structure 135 square feet in size is 15 feet on each side where 96 feet and 2 feet is existing.

 

Application of Thomas and Cara O’Hara to construct a 24’ by 44’ in-ground swimming pool, 600 square feet of concrete patio, 4’ high fencing and a 2’ high retaining wall on the  property  at 530 Little Silver Point Road, Block 65, Lot 20.02, in the R-1 Zone which violates the minimum required improved lot frontage of 160 feet where 30.1 feet is existing and no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where a proposed retaining wall is located on the 6 foot contour line causing construction to extend beyond.  Note:  Improvements are proposed less than 150 feet from Town Neck Creek and may require a CAFRA permit.  Approval or a letter of no interest is required from CAFRA.  Plan revised 10/24/05 moving retaining wall in to conform to 150 foot requirement and was approved by the Borough Engineer on November 3, 2005 on the condition that an as-built of the wall upon its completion must be provided.

Application of Christiane Saleh to construct a 15’8” by 6’ one story mudroom addition and a 5’ by 3’ entryway on the property at 258 Silverside Avenue, Block 80, Lot 3, in the R-2 Zone which violates the minimum required side yard setback for a principal structure of 15 feet on each side where 11.37 feet and 28.5 feet is existing.

 

Application of Mario and Amelia Flego to construct a 16.5’ by 10’ one story master bedroom and bath addition on  the  property  at 19 Queens Drive, Block 40, Lot 17 in the

R-2 Zone which violates the minimum required lot area of 25,000 square feet where 22,651 square feet is existing, the minimum required front yard setback of 50 feet where 52.45 feet is existing and 42.69 feet is proposed, and the minimum required side yard setback for an accessory structure 154 square feet in size is 15 feet on each side where 61 feet and 7 feet is existing.

 

Rehearing for Site Plan Application of Holiday Meats, Block 30.01, Lot 133, 42 Birch Avenue, B-2 Zone

 

Request for one year extension of variance approval by Holy Trinity Evangelical Lutheran Church, 105 Willow Drive, Block 52, Lot 2

 

7.               Resolutions:

 

Application of Art Murphy and Tim Murphy to demolish the existing structure and  construct an 81’ by 54’ two and one half story single family home and add fill on the  property  at 436 Little Silver Point Road, Block 65, Lot4, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 45,000 square feet is existing; the minimum required improved lot frontage of 160 feet where 150 feet is existing; the minimum required side yard setback for a principal building 34.5 feet in height is 43.5 feet on each side where 37.5 feet and 31.5 feet is proposed; and no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where improvements and fill below the six foot contour are proposed.  Note:  A Variance Application and a Coastal Wetlands Application is required. Existing easement to the Borough is proposed to be condemned and recreated on the north side of the property

 

Application of Dr. and Mrs. William Sachs to expand an existing 4’ by 3’8” by 8’ high dormer to 7’8” by 3’8” by 8’ high, construct a 7’8” by 3’8” by 8’ high dormer on the front of the home and a 23’10” by 12’10” by 8’ high shed dormer on the rear of the home on  the  property  at 84 Riverview Avenue,  Block 73, Lot 19, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 6,000 square feet is existing, the minimum required improved road frontage of 100 feet where 40 feet is existing, the minimum required side yard setback for a principal structure of 15 feet on each side where 6.42 feet and 6.42 feet is existing, and the maximum allowable lot coverage is 18% where 23% is existing.

 

Application of Patricia DeSaye to demolish the existing structure and construct a 40’ by 80’ two and a half story residence on the property at 36 Oakes Road, Block 44, Lot 33, in the R-1 Zone which violates the minimum required lot area of 60,000 square feet where 45,085.57 square feet is

existing, the maximum building height for a principal building of 35 feet and not exceeding 2½ stories where 35.5 feet is proposed.

 

Application of Joseph and Alice DiFiglia to construct a 21’3” by 25’1Ό” two car garage addition on the property at 641 Prospect Avenue, Block 46, Lot 42, in the R-1A Zone which violates the minimum required lot area of 40,000 square feet where 29,032 square feet is existing and the minimum required side yard setback for a principal building 29.5 feet in height of 38.5 feet on each side where 28.2 feet and 52.4 feet is existing and 28.6 feet and 52.4 feet is proposed.
