Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on Thursday, February 23, 2006 at 7:30 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

 5.        Application of David McMullin to demolish the existing deck and construct a 20’ by 47’ irregularly shaped one story addition and a 16.5’ by 59.5 irregularly shaped deck with 7’ by 17’ trellis on  the  property  at 5 Carriage House Lane, Block 83, Lot 3.01, in the R-2 Zone which violates the minimum required side yard setback for a principal structure of 15 feet on each side where 14.2 feet and 15 feet is existing and the minimum required side yard setback for an accessory structure 135 square feet in size is 15 feet on each side where 96 feet and 2 feet is existing.

 

 6.        Application of Macaire and Ghyslain Osmont, 58 Peach Street, Tinton Falls, New Jersey, for a permit to demolish the existing structure and driveway and construct a 69’ by 47’ 2 ½ story structure with attached garage with the existing detached garage to remain on  the  property  at 31 Woodbine Avenue,  Block 13, Lot 44, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 12,400 square feet is existing; the minimum required front yard setback of 30 feet where 21.17 feet is proposed; the minimum required rear yard setback for an accessory structure 679 square feet in size of 15 feet where 7.8 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 11.67 feet and 15 feet is proposed; the minimum required side yard setback for an accessory structure 679 square feet in size of 15 feet on each side where 3.4 feet and 78 feet is existing; and the maximum allowable lot coverage of 18% where 28% is proposed.

 

7.                 Application of Geffrey and Laura Wallach to demolish the existing single family structure and shed and construct a new 77’4” by 59’,  2 ½ story single family structure, 1,200 square foot in-ground swimming pool, 1,561 square feet of associated patio and 1,608 square feet of masonry patios and walkways on  the  property  at 21 Rosslyn Court, Block 17, Lot 13, in the R-1A Zone which violates the minimum required improved road frontage of 150 feet

where 135 feet is existing; and the minimum required side yard setback for a principal building 34 feet in height of 43 feet where 25.5 feet and 31.88 feet is proposed.

 

 8.        Appeal and Variance Application of Dr. and Mrs. Joseph Clemente to allow four already constructed pillars 5’9 ½” in height on the  property  at 639 Seven Bridges Road, Block 67, Lot 12, in the R-1 Zone which violates Section 5.7.A: Accessory structures shall be located in other than a front yard where four already constructed pillars 5’9 ½” in height are located within the front yard.

10.        Resolutions:

 

Application of Thomas and Cara O’Hara to construct a 24’ by 44’ in-ground swimming pool, 600 square feet of concrete patio, 4’ high fencing and a 2’ high retaining wall on the  property  at 530 Little Silver Point Road, Block 65, Lot 20.02, in the R-1 Zone which violates the minimum required improved lot frontage of 160 feet where 30.1 feet is existing and no building, structure, improvement and/or development which increases the footprint of any existing structure or building or which enlarges the ground area of development currently existing on the subject property or which is new development shall be permitted in the Coastal Flood Zone where a proposed retaining wall is located on the 6 foot contour line causing construction to extend beyond. 

 

Application of Christiane Saleh to construct a 15’8” by 6’ one story mudroom addition and a 5’ by 3’ entryway on the property at 258 Silverside Avenue, Block 80, Lot 3, in the R-2 Zone which violates the minimum required side yard setback for a principal structure of 15 feet on each side where 11.37 feet and 28.5 feet is existing.

 

Application of Mario and Amelia Flego to construct a 16.5’ by 10’ one story master bedroom and bath addition on  the  property  at 19 Queens Drive, Block 40, Lot 17 in the

R-2 Zone which violates the minimum required lot area of 25,000 square feet where 22,651 square feet is existing, the minimum required front yard setback of 50 feet where 52.45 feet is existing and 42.69 feet is proposed, and the minimum required side yard setback for an accessory structure 154 square feet in size is 15 feet on each side where 61 feet and 7 feet is existing.
