Agenda for the regular meeting of the Planning Board of the Borough of Little Silver to be held on, Tuesday, December 5, 2006 at 7:30 P.M. Borough Hall, 480 Prospect Avenue, Little Silver, New Jersey:

                Application of Michael Wilson to demolish the existing structure and construct a 63 by 57 two story single family structure with 12 by 23 deck on  the  property  at 41 Bernard Terrace, Block 68, Lot 12, in the R-2 Zone which violates the minimum required lot area of 25,000 square feet where 20,000 square feet is existing.

 

                Application of Jeffrey and Aimee Langa to demolish the existing 272 square foot patio and replace it with a paver patio approximately 333 square feet in size, construct a 4 by 1910 two story kitchen addition with 2 by 10 bay window and a 244 by 465 second floor addition consisting of four bedrooms, a bathroom and laundry room on  the  property  at 75 North Sunnycrest Drive,  Block 32, Lot 6, in the R-3 Zone which violates the minimum required lot area of 20,000 square feet where 7,000 square feet is existing; the minimum required improved road frontage of 100 feet where 70 feet is existing; the minimum required front yard setback of 30 feet where 23 feet is existing; the minimum required rear yard setback for a principal structure of 50 feet where 35 feet is existing and 33 feet is proposed; the minimum required side yard setback for a principal structure of 15 feet on each side where 10.8 feet and 5 feet is existing; the minimum required side yard setback for an accessory structure (patio) of 15 feet on each side where approximately .04 feet is existing and proposed on the westerly property line; the maximum allowable lot coverage of 18% where 19% is existing and 22.4% is proposed.

 

Application of Catherine Bitsack, Chocolat Bebe to install a 4 by 3.5 (14 square foot) wall sign on a building other than where the business is located on the  property  at 469 Prospect Avenue, Block 38, Lot 13, in the B-1 Zone which violates Section 8.26.E.1:  Each non-residential use may have a wall sign on the front of the building where an additional sign is proposed on a building other than where the business is located.

 

Application of Joseph Pia to construct a 20 by 34 in-ground swimming pool and spa with 542 square feet of patio on  the  property  at 27 Holly Tree Lane, Block 46, Lot 63, in the R-1A Zone which violates the minimum required improved road frontage of 150 feet where 100 feet is existing; the minimum required side yard setback for an accessory structure 96 square feet in size is 8 feet on each side where 3.3 feet is existing on the easterly property line; an outdoor private swimming pool shall be located not less than 25 feet from the side or rear of the residence where 11 feet is proposed.

 

7.            Resolutions:

 

               Major Subdivision Application of Martelli Development for 19 Fox Hill Drive, Block 15, Lot 13, -2 Zone- Time waived through November 30, 2006.

 

                Application of A&P, 507 Prospect Avenue, Block 40, Lot 36 to amend approval granted by the Planning Board on January 15, 1991 by removing a condition of approval contained in the Resolution and added Application for Amended Site Plan Approval.

 

                Application of Ursula and Bunce D. Atkinson to install an above ground storage tank on  the  property  at 20 Silverwhite Road, Block 28, Lot 54, in the R-3 Zone which violates Section

                5.25.A:    Above ground storage tanks must be located in a rear yard only where a 275 gallon above ground storage tank is proposed within the front yard.

 

                Application of Stephen Ruzicka, 1226 Millbrook Road, Summerville, South Carolina to demolish the existing enclosed rear porch and patio and construct a 5 by 27 covered front porch, a 14 by 16 two story addition consisting of a great room and master bedroom above, a 14 by 16 second floor addition consisting of a bedroom, laundry room and master bathroom and an approximately 4 by 22 front walk on  the  property  at 26 Orchard Place,  Block 50, Lot 4, in the R-3 which violates the minimum required lot area of 20,000 square feet where 5,500 square feet is existing; the minimum required improved road frontage of 100 feet where 50 feet is existing; the minimum required front yard setback of 30 feet where 24 feet is existing; the minimum required rear yard setback for a principal structure of 50 feet where 40.69 feet is existing; the minimum required rear yard setback for an accessory structure 194 square feet in size of 15 feet where 1.03 feet is existing; the minimum required side yard setback for a principal structure of 15 feet on each side where 10.33 feet and 3.13 feet is existing; the minimum required side yard setback for an accessory structure 194 square feet  in size of 15 feet on each side where 0.94 feet and 34 feet is existing; the maximum allowable lot coverage of 18% where 26% is existing and 28% is proposed.
